The Subleasing Guide for Students

Many students cringe when they hear the word ‘sublease.’ This is because subleasing is not an easy process and can involve jumping through many hoops just to find someone to take over your lease. Here are some tips for a successful sublease!

First off, are you looking to be a sublessor or a subtenant? If you’re trying to get out of your lease, then you are the sublessor. If you’re looking to move in someone’s sublet, then you are the subtenant. The process for subleasing will vary depending on what side you are.


Good news, there is a low demand and high supply of student sublets. Now, here’s what you should do to sublease.

  1. Start early. It’s best to search a semester before to get the best options in terms of price and location. So if you plan to sublease for the summer, you should start looking for sublets early spring. 
  2. Where to look? There are a few ways to search for sublets. Students usually first reach out to their friends as they much prefer to sublease from someone they know. However, if this doesn’t work, then you can always turn to the internet! Zublease is the platform for students to sublease.   3. Once you find a sublet that you’re interested in, send that student a message! Ask if it’s still available and any information that was not already posted. Also check if there are any hidden fees or a deposit.
  4. Try to negotiate! Because there are more sublets than students subleasing, it’s usually common for sublessors to pay a certain percentage of the lease. They much prefer paying a portion rather than paying full price on an empty apartment. 
  5. Call the property manager/land owner and check to see if subleasing is allowed. Usually student apartments are okay with this as they deal with it all the time. 
  6. We recommend for you to schedule an open house just to see the apartment in person
  7. Once you decide on subleasing, go to the office and sign the documents needed. Make sure to read the terms before signing! 
  8. Ask the sublessor when they plan to move-out so you can schedule your move-in date.

Unfortunately finding someone to take over your lease will be a bit difficult. But don’t give up! Follow this guide and you’ll be sure to find your happy subtenant!

  1. Check with the property manager/landlord if subleasing is permitted.
  2. Start EARLY. As soon as you know that you will be subleasing, start posting and letting your friends know. Maybe they already know someone who is looking to sublease.

More students will view your post and message you. 
  4. Be quick! Respond to messages and make sure to fully answer each question. Agree on a price and set a time for an open house. If you haven’t been receiving messages and your sublease term is coming up, think about paying a portion of the lease or the first month. This will incentivize students to sublease. 
  5. Once the student agrees to sublease, go to the office and sign the documents provided by your property manager. Read the terms carefully and sign once you’re ready. 
  6. Schedule your move-out date and notify your subtenant.
  7. Congratulations on your sublease!
